Now that the long weekend over we found the time to reflect on the greater Parksville Qualicum Beach real estate market for the month of August.

 

The market continues to be active and more listings have been coming on, however there continues to be increased demand and therefore at the end of August the active inventory available was still significantly less than August 2015, -32%.

 

Overview for August 2016 versus August 2015 – for single family homes in the greater Parksville/Qualicum area:

 

  • Unit Listed 97 vs 74 = +31%
  • Units Sold 96 vs 80 = +20%
  • Active Listings 166 vs 243 = -32%
  • Average Sale Price $506,398 vs $413,959 = +22% (note this is average price of homes sold)
  • Median Sale Price $470,000 vs $373,000 = + 26%
  • Comparing the last 12 months to the previous 12 months shows similar trends.

Vancouver Island Real Estate Market Report 

Vancouver Island housing market cools slightly in June.

Home sales in the VIREB area cooled slightly in June but were still significantly higher than reported one year ago.  In June 2016, 713 single-family homes sold on the MLS® System compared to 636 last June, an increase of 12 per cent.

Month-over-month, sales decreased by seven per cent from the 767 sales processed in May 2016.  Last month’s active listings for single-family homes totalled 1,621, down 33 per cent from the 2,425 reported in June 2015, a record low.

The last time inventory levels neared the 2,000 mark was in 2006, when they dropped to 2,029.  As noted last month, the robust housing market in British Columbia, particularly in the southern half of the province, is solidly based on a healthy GDP, substantial job growth, and a growing population.

“The provincial economy is firing on all cylinders and continues to lead the country by a significant margin, which is fuelling the housing market,” says Brendon Ogmundson, BCREA Economist.“ Job growth in B.C. is twice that of Ontario, our closest economic competitor, and is especially strong on the Lower Mainland and in Victoria.”  Ogmundson adds that although BCREA does expect to see some price relief in the Vancouver housing market, current market conditions will likely prevail for the rest of 2016.

Margo Hoffman, VIREB 2016 President, says that sales activity typically slows down in the summer, which likely accounts for June’s modest decrease in sales.  However, lack of inventory is also a contributing factor.  “We’ve been saying the same thing for months, but low inventory is the primary challenge facing buyers and agents right now,” says Hoffman.  “Although we’re in a seller’s market, homeowners are holding back because they’re worried they won’t find another property to buy.  And, when houses come onto the market, they’re snapped up very quickly.”

The lack of inventory is also contributing to rising benchmark prices for single-family homes, townhouses, and apartments.  Despite those increases, however, the Vancouver Island housing market continues to be affordable compared to the Lower Mainland and Victoria.

“With the benchmark price of a single-family home ranging from $201,800 in Port Alberni to $433,400 in the Parksville-Qualicum area, home buyers have a lot of affordable options on Vancouver Island,” says Hoffman.  Hoffman adds that in a competitive housing market, connecting with a local REALTOR® is crucial to ensure you develop a winning strategy for buying or selling your home.

In June 2016, the benchmark price of a single-family home in the VIREB area was $373,200, up 11 per cent from one year ago.  The benchmark price of an apartment rose by 6.53 per cent to hit $202,600 while the benchmark price of a townhouse increased to $275,200, up 10.56 per cent from one year ago.  Benchmark pricing tracks the value of a typical home in the reported area.  The average price of a single-family home last month was $410,259, up 14 per cent from June 2015.

The June 2016 benchmark price of a single-family home in the Campbell River area was $291,900, a three per cent increase over 2015.  In the Comox Valley, the benchmark price was $364,400, up nine per cent from 2015.  Duncan reported a benchmark price of $325,400, an increase of nine per cent over the same month in 2015.  Nanaimo’s benchmark price rose approximately 15 per cent to $402,100 while the Parksville-Qualicum area saw its benchmark price rise by 16 per cent to $433,400.  The price of a benchmark home in Port Alberni was $201,800, up just under six per cent from one year ago.

Sharing a Home with Extended Family 

Multigenerational living is a trend that continues to gain popularity!

A growing number of buyers are looking for homes that will accommodate extended family in order to reduce costs and bring them closer together.

A primary reason is that debt saddled millennials oftentimes can’t afford their own place.  This is especially true given the rising price of homes.

From a social perspective, feelings of isolation and loneliness are often alleviated when grandparents live with extended family plus it’s much easier to care for an ailing parent when you’re living under the same roof.
 
The shift has also been fueled by parents wishing to cut childcare costs.  Having a live-in babysitter is extremely helpful and the close relationship children build with extended family is a huge bonus.  Conflicts can however arise when relatives live in close quarters so here are a few things to consider:

  1. Know Your Needs - Think about the type of home that will best suit your situation.  Garage apartments, in-law suites and refurbished basements are all popular options.  Spacious rooms to accommodate large family gatherings are also a huge plus.

  2. Buffer Zone - Determine how much space you’re willing to share and discuss boundaries and what exactly constitutes privacy.  You don’t want to constantly be arguing about how your father-in-law hogs the bathroom every morning!

  3. Be Clear - Agree on each family member’s obligations in advance such as childcare, cooking, cleaning, etc. so that everyone’s clear from day one.  Regular house meetings will also help minimize disagreements.

Multigenerational living is definitely becoming more and more popular.  The key to successfully living under the same roof is being able to compromise, to have mutual respect for one another and to have an open line of communication.  If this can be achieved, living with extended family can be a true joy!

A Quick Chat About the Birds and the Butterflies 

Your garden will spring to life with the addition of birds and butterflies!

Creating a haven in your garden for birds and butterflies takes a little planning but it’s well worth the effort.  The following simple tips will help you turn your garden into a sanctuary:

  1. Go Natural - Avoid using pesticides as they’re harmful to both birds and butterflies.

  2. Water Works - Install a bird bath or fountain for your feathered friends to bathe and drink from.

  3. Food & Shelter - Trees and shrubs that bear fruit, nuts and berries not only provide food but also offer shelter.

  4. Bloom Boom - Butterflies are attracted to pink, orange, yellow, red, purple & blue shades while butterfly larvae feed on dill, fennel and milkweed.

  5. Sun Seekers - Butterflies like sunny locations that are sheltered from the wind.  A few flat stones will give them a place to rest while warming in the sun.

If you're looking to breathe some new life into your garden, just take a few steps to rally up some winged wildlife!  Not only will you provide a place for them to call home but you’ll also create an oasis that the whole family will enjoy.

A Complete Waste of Space 

Storage space sells so don’t forget to clean out your closets!

When selling your home, it’s often the small things that make a huge difference.  Storage can be a critical factor for buyers so here are two simple tips that will make your home seem larger:

  • Remove at least half of all items from closets and cupboards so they appear larger and get rid of anything on the floor.  Use the same hangers (no wire!) throughout.

  • Organize the remaining items so your closets and cupboards look tidier.  Make sure to neatly fold up towels and linens and use attractive bins and boxes to organize any loose items.

The points above may seem obvious but they’re often overlooked.  Remember that storage space sells and if buyers see your closets bursting at the seams, they’ll assume your home isn’t big enough for you…or for them.

VANCOUVER ISLAND REAL ESTATE MARKET REPORT 

Hot housing market puts home sellers in the driver's seat!

Home sellers are in the driver’s seat throughout the VIREB area as buyers compete for available listings.

The month of May continued with increased demand and decreased supply.  Compared to last May 2015, 34% more single family homes (123 versus 92).  The # of listings was down 22%.  At the end of the month the active inventory for single family homes was 188 versus 345 at the end of May 2015, down 45%.

We continue to see a lack of supply and increased demand during the 1st 5 months of 2016.  Year to Date statistics for single family home shows that the number of new listings is down by 10% while the number of sales are up by 38%.

As a result it is critical for buyers to have familiarity with our market in advance of making a decision.  We want you to really 'know' when the right home comes available that you are comfortable in making a decision.  Also you need to be able to act quickly when the right home comes available as it is likely there is someone else that will like the home as well.  We are seeing lots of 'mulitple offers' of late.

In May 2016, 771 single-family homes sold on the MLS® System compared to 527 last May, an increase of 46 per cent.

Cameron Muir, BCREA Chief Economist, states that retail sales growth in the double digits reflects high levels of consumer confidence, which is spilling over into real estate.  Tourism on Vancouver Island also posted a huge spike recently, which aids local economic conditions. However, although housing demand is extraordinarily high, its foundation is solidly based on a healthy GDP and rising population growth.

“British Columbia’s GDP is at three per cent, and employment growth rose around 3.5 per cent in the first four months of 2016,” says Muir.  “Real estate is benefiting from that growth, with sales in the entire southern half of the province at record or near-record levels.”

Janice Stromar, VIREB 2016 President-Elect, confirms that VIREB is recording record sales in many areas.  Multiple offers, particularly on single-family homes, are the norm rather than the exception.  Low inventory levels are still a major challenge for REALTORS® and buyers for a variety of reasons.

“This is a fantastic time to sell, but some homeowners have been holding back because they love their home or are worried they won’t find another property to buy,” says Stromar.  “More houses are now coming onto the market, but buyers snap them up so quickly, we still don’t have enough inventory to satisfy the demand.”

Despite increases in both the benchmark and average prices over the past year, the Vancouver Island housing market is still an affordable alternative to Victoria and Lower Mainland communities.

Vancouver Island Real Estate Market Report 

Buyer demand continues to outpace supply!

The VIREB housing market is firmly in seller’s territory, with buyer demand continuing to outpace supply in most areas.

In April 2016, 662 single-family homes sold on the MLS® System compared to 449 last April, an increase of 47 per cent.

Month over month, sales were up by 27 per cent from the 520 sales processed in March 2016.  Last month’s active listings totalled 1,697, down 26 per cent from the 2,305 reported in April 2015.

Cameron Muir, BCREA Chief Economist, states that the hot housing market continues to be fueled by strong consumer demand.  Buyers are aggressively pursuing home purchases, with multiple offers the norm rather than the exception throughout British Columbia.

Real estate boards in the Lower Mainland, Chilliwack, Kamloops, the Okanagan, Victoria, and Vancouver Island are all reporting robust market conditions, with some areas posting record-breaking sales.  Underpinning B.C.’s vibrant economy and strong demand for housing is employment growth of three per cent, the highest in Canada.

“Although these market conditions cannot continue indefinitely, there is just no sign of any slowdown,” says Muir.  “Whether we’ll be reporting the same level of housing activity come September remains to be seen.”

VIREB President Margo Hoffman says that REALTORS® are busier than they have been in years, and multiple offers – particularly on single-family homes – are everyday occurrences.  As stated in previous media releases, lack of inventory continues to be the major challenge for REALTORS® and buyers.

“The thing to remember about busy markets like we’re seeing is that they never last forever,” says Hoffman.  “If homeowners are thinking of selling, this is an ideal time to do so.”

Although the benchmark and average prices have risen over the past year, Hoffman notes that the VIREB market is still very affordable compared to Victoria and Lower Mainland communities.  Whether you are a buyer or seller, Hoffman also adds that a REALTOR® is a vital partner in the sales process to ensure you price your home appropriately for selling and pay the right price when buying.

In April 2016, the benchmark price of a single-family home in the VIREB area was $356,700, up 8.36 per cent from one year ago.  Benchmark pricing tracks the value of a typical home in the reported area.  The benchmark price of townhouses and apartments also increased in nearly every market.  The average MLS® price of a single-family home in April was $396,165, a nine per cent increase from April 2015.

The April 2016 benchmark price of a single-family home in the Campbell River area was $284,600, a 4.09 per cent increase over 2015.  In the Comox Valley, the benchmark price was $357,700, up 10.34 per cent from 2015.  Duncan reported a benchmark price of $313,400, an increase of 6.65 per cent over the same month in 2015.  Nanaimo’s benchmark price rose 9.08 per cent to $379,300 while the Parksville-Qualicum area saw its benchmark price rise by 10.69 per cent to $399,500.  The price for a benchmark home in Port Alberni was $191,600, an increase of 1.42 per cent over April 2015.

Top 10 Spring Home Maintenance Tips 

Spring's the perfect time for taking care of outdoor maintenance!

The arrival of warm weather signals fun in the backyard with friends and family.  The last thing you want to deal with are unexpected home repairs so here’s a list to help keep you on track:

  1. Clear away debris and dead foliage from flowerbeds.

  2. Inspect hose connections to ensure there aren’t any leaks.

  3. Replace damaged window screens and weather stripping.

A Guide for Growing Your Own Veggies 
Eating local doesn't get any closer than your own backyard!

There’s nothing more delicious than a summer meal made from sun ripened vegetables and herbs from your own garden.  Here are a few things to keep in mind if you're thinking about growing your own veggies this year:

  1. Small & Sunny - Start with a small area if it’s your first year.  Make sure it’s a sunny spot and if you’re really short on space, use pots or window boxes.

  2. Planned Planting - Plan your garden according to your family size.  Food prices are on the rise so it makes cents to grow produce that’s expensive to purchase at the store.

  3. Go Organic - Growing your own produce is the best way to ensure your vegetables aren't full of chemicals.  It's also less expensive, more convenient and very rewarding.

  4. Succession Success - If you stagger planting times for a single crop or plant a different crop after one has harvested, you'll enjoy a continuous supply of fresh vegetables throughout the season.

  5. Child's Play - Gardening with your kids is a fun learning experience that will inspire them to try new veggies.  Pumpkins are great as they can decorate their very own jack-o-lantern at Halloween!

Not only is gardening cost effective and fun but it’s also an excellent stress reliever.  Your local nursery will have a variety of seeds, plants and other tools to help you get started.  If this is your first year gardening, make sure you keep notes on which vegetables do well so you can plan ahead for next year.

Smart Cleaning for Smartphones 

Most of us forget to clean up after of our most trusted companion!

Studies have shown that a smartphone is actually more contaminated with germs than a public toilet seat!  Gross, right?

Cleaning every day with a microfiber cloth will reduce dirt, grime and bacteria.  There’s some debate on whether a homemade solution of alcohol and water is safe as some “experts” say it may harm your phone while others say it’s fine.

To be on the safe side, you can purchase a cleaning solution made specifically for smartphones that will remove all the nasty germs.  For the serious germophobes, there are chargers that will completely sanitize your phone while it charges!

The lack of supply and the increased demand certainly continued in the month of April.

 

For single family homes the number of listings compared to last April was up by 4% however the number of sales in comparison was up 30%. The result being that the Active Inventory at the end of April was down 32% in comparison to April 2015 (197 versus 290).


In addition the Day on Market has declined dramatically to an average of 25 versus 57 last year. A good percentage of the listings have an offer within days of coming on the market.


As everyone expects, this results in increased prices. The average sale price of homes sold this April was $479,214 versus $429,458 in April 2015.


What does this mean for Buyers?

 

  •  It is best to know what you are looking for and be familiar with market values so that you are ready to act as soon as something comes on the market
  • Ensure that you are on Preferred Client Services so you are getting notifications of new listings that meet your criteria as soon as they are in the Real Estate Board system (this is always in advance of realtor.ca) so you know about it immediately. This way you may be aware even before your agent is aware, depending who is viewing their computer 1st
  • Financing certainly needs to have been arranged, may still be conditional on bank approval of the property, and be ready to make immediate decisions
  • Be prepared that there may be competing offers and therefore know how you may approach such a situation

Vancouver Island Real Estate Market Report 

Buyer demand outpacing supply on Vancouver Island.

The Vancouver Island real estate market set a brisk pace in March, with buyer demand outpacing supply in most areas.

In March 2016, 520 single-family homes sold compared to 420 last March, an increase of 24 per cent. Month over month, sales were up by 29 per cent from the 406 sales processed in February 2016.  Last month’s active listings totalled 1,599, down 26 per cent from the 2,167 reported in March 2015.

BCREA Economist Brendon Ogmundson states that the robust market conditions occurring throughout the province are reflective of British Columbia’s vibrant economy.  The provincial economy is the strongest in Canada, with GDP growth expected to be around three per cent this year.  Extremely strong construction activity, surging retail sales, and the highest job growth in three years are key economic drivers fueling the bustling real estate market.

“Although we’ve been saying that the housing market can’t continue at this pace indefinitely, there are no signs that point to a slowdown,” says Ogmundson.

Ogmundson notes that although single-family homes are still the most popular property type, changing demographics could shift that trend in the next decade.

“Over the next ten years, there will be around 200,000 people between the ages of 20 and 49 in the province, so we expect that demand for townhouses and condominiums will increase,” says Ogmundson.

VIREB President Margo Hoffman reports that it has been several years since REALTORS® have been this busy, but low inventory continues to be a major challenge for REALTORS® and home buyers in the VIREB area.  Multiple offers, particularly on single-family homes, are common occurrences.

“Our market is in definite seller’s territory, and we just don’t have enough inventory,” says Hoffman.  “Homeowners may be reluctant to sell because they love their home and where they live.  However, if you’ve been thinking of selling, it’s a perfect time to put your home on the market.”

Despite rising prices, Hoffman notes that the VIREB housing market is still very affordable compared to Victoria and Lower Mainland communities.  Whether you are a buyer or seller, Hoffman also notes that a REALTOR® is a vital partner in the sales process to ensure you price your home appropriately for selling and pay the right price when buying.

In March 2016, the benchmark price of a single-family home in the VIREB area was $350,400, up seven per cent from one year ago.  Benchmark pricing tracks the value of a typical home in the reported area.  The benchmark price of townhouses and apartments also increased in nearly every market.  The average MLS® price of a single-family home in March was $397,375, a 13 per cent increase from March 2015.

The March 2016 benchmark price of a single-family home in the Campbell River area was $281,800, a 2.61 per cent increase over 2015.  In the Comox Valley, the benchmark price was $354,100, up 9.39 per cent from 2015. Duncan reported a benchmark price of $310,700, an increase of 8.23 per cent over the same month in 2015.  Nanaimo’s benchmark price rose 5.95 per cent to $367,000 while the Parksville-Qualicum area saw its benchmark price rise by 8.66 per cent to $391,400.  The price for a benchmark home in Port Alberni was $193,900, an increase of 3.36 per cent over March 2015.

Buying a home can be emotional, especially if it's love at first sight!

Now think how you’d feel once you’re all moved in only to discover it’s nothing but a money pit.  Hidden surprises are the last thing you want to deal with.

It’s easy to overlook potential problems when you find a home you love as you tend to focus all your attention on the positive features.

Your mind’s made up and you just want to put in an offer as quickly as possible so you don’t lose it to another buyer.  However, taking the time to have the home professionally inspected will help you see the full picture.

Updating your bathroom doesn't have to be a pricey project.

There are various ways to refresh a tired looking bathroom on a budget.  Here are a few simple and inexpensive bathroom makeover ideas that’ll add value to your home without breaking the bank:

  1. De-Clutter - Your bathroom will look cleaner and larger if you remove clutter.  Throw out anything that’s expired and place items you rarely use in drawers.

  2. Simple Spa - Create a room you can unwind in by rolling up plush towels in wicker baskets and adding some aromatic candles to create a natural, spa like atmosphere.

  3. Upcycling - Add some creative charm with reclaimed wood and revamped furniture.  An old wooden ladder for example makes a great towel holder.

  4. Tropical Paradise - Breathe some life into your bathroom by adding a few plants.  It'll create an oasis like feel and they'll love the humidity.  Consider a hanging basket if space is tight.

Slack is a hugely successful messaging app that was built to help workplace teams share files and communicate with one another.

Well the market continues to be challenging as inventory remains low and demand higher than the same time last year!

 

At the end of March the number of Active listings was down 26% (201 versus 272) while demand was up 24%.


Therefore it is critical for Buyers to understand the market & market value and be in a position to make a strong offer when a desired property comes to market.


Though the average number of days on the market is 46 a good percentage of the new listings have an offer within a week if not days.


For Sellers it still remains critical to be priced at an acceptable price because otherwise it sits longer on the market and the Buyers then wonder what may be wrong with it.


The average ‘sale’ price of homes that have sold has increased by 19%.

Vancouver Island Real Estate Market Report 

The local housing market kicks off 2016 with strong sales!

The Vancouver Island housing market kicked off 2016 with strong sales, continuing the momentum created in the last quarter of 2015.

Last month, 258 single-family homes sold on the Multiple Listing Service® (MLS®) compared to 196 in January 2015, an increase of 32 per cent.

Sales activity was down slightly from December 2015’s tally of 276 single-family homes sold.  Inventory levels are continuing their downward trend, with active listings down 21 per cent compared to one year ago.

BCREA Chief Economist Cameron Muir notes that 2016’s strong start is being bolstered by a robust fourth quarter in 2015.  That year-end momentum – combined with limited inventory, a strong provincial GDP, improved job growth, and higher wages – will continue to fuel our local housing market.

Muir does expect sales activity in the VIREB area to edge back about three per cent in 2016, with softer demand coming in the latter half of the year.  However, that decrease is normal in light of 2015’s robust sales.  Other factors likely to have a positive impact on VIREB’s housing market are low oil prices and a weak Canadian dollar, notes Muir.

“It’s going to take some time for the oil patch to recover, which could result in some interprovincial migration from the provinces most affected by the drop in oil prices,” says Muir.  “Some Albertans close to retirement will likely decide to cash in, and B.C. is a popular retirement locale for our Prairie neighbours.  Moreover, a weaker Canadian dollar has a net positive impact on our economy because it makes Vancouver Island a more attractive tourist destination.”

VIREB President Margo Hoffman notes that limited inventory is the biggest challenge for REALTORS® and home buyers in the VIREB area.  Our housing market is now in seller’s territory, primarily caused by inventory levels that steadily declined month over month in 2015.

“Inventory has been decreasing for over a year now, and in most markets, there are more buyers than sellers,” says Hoffman.  “If you’ve been waiting for an opportune time to put your home on the market, now would be an excellent time to sell.”

Despite current market conditions, however, pricing your home appropriately for your neighbourhood is still a vital aspect of the sales process.  “The fact is that overpriced homes take longer to sell no matter how busy the market is,” says Hoffman.  “A REALTOR® can help you set a fair price to ensure the best chance of a sale.”

In January 2016, the benchmark price of a single-family home in the VIREB area was $341,100, up 6.21 per cent from one year ago.  Benchmark pricing tracks the value of a typical home in the reported area.  The average MLS® price of a single-family home in January was $365,850, a seven per cent increase from January 2015 and up slightly over last month.

The January 2016 benchmark price of a single-family home in the Campbell River area was $270,900, virtually unchanged from last year. In the Comox Valley, the benchmark price was $331,700, up 3.64 per cent from 2014.  Duncan reported a benchmark price of $311,100, an increase of 9.47 per cent over the same month in 2014.  Nanaimo’s benchmark price rose 6.44 per cent to $359,100 while the Parksville-Qualicum area saw its benchmark price rise by 10.73 per cent to $390,400.  The price for a benchmark home in Port Alberni was $187,100, an increase of 10.84 per cent since January 2015.

Home and Garden Trends for 2016 

Curious about what’s trending in homes and gardens this year?

As another year is launched, so too are the latest design trends.  If you’re thinking of a home refresh or just wondering what’s new, here are a few popular trends to look out for in 2016:

  1. Tiny Homes - This trend is especially popular in areas where affordable housing and space are at a premium.  Although tiny homes are definitely not for everyone, the trend has piqued people’s interest in living more simply and in smaller spaces.

  2. Spaced Out - Designers are discovering new ways of making small spaces appear larger by using glass, sliding walls, curtains or room dividers.  Adding loft space and getting creative with storage are other great ways to maximize limited spaces.

  3. Green Fingers - Not everyone’s born with a green thumb but it’s easy to get advice with the tap of a finger!  Vegetable planting apps make it easy to grow your own and they’ll even help you pick plants based on your particular climate zone.

  4. Smart Security - There are various ways for homeowners to keep tabs on things while they’re out and about.  Monitoring sensors, wireless cameras and smart locks are affordable, easy to install and connect directly to a smartphone.

  5. Sustainability - The environmental theme is still going strong from healthy building materials and energy-efficient designs to decorating with organic materials.  Re-purposing is also very popular as it’s an eco-friendly way to create stylish and unique furnishings.

It’s important to be aware of trends, especially if you’re sprucing up your home to sell but one of the best “trends” this year appears to be enjoying and decorating your home the way you like.  Some trends have more staying power than others but keep in mind that investing in sustainable living is definitely something that’s not going away anytime soon.

Put a Damper on Dampness 

Dampness is one of the most common causes of poor indoor air quality.

Mold and mildew are serious problems that shouldn’t be ignored as damp homes can cause serious health issues as well as peeling paint, wood rot and structural damage.

It's important to deal with dampness immediately because the longer it's put off, the worse things will get.  Here are a few things you can do to get started:

  1. Inspect - Check your attic and basement for signs of moisture.

  2. Crack Up - Repair cracks and plug holes to fix any leaks.

  3. Blow Out -  Exhaust fans in the kitchen and bathrooms are a must.

  4. Drip Dry - Set up a dehumidifier and remember to empty it regularly.

  5. Venting - Make sure your clothes dryer vent isn’t clogged.

We spend so much time relaxing at home but we don’t often consider our air quality.  If you take steps to eliminate the dampness in your home, you’ll significantly reduce the chance of respiratory illnesses making it a much happier and healthier place to live.

The Magic of Baking Soda 

The uses for baking soda around the home are endless!

Everyone knows baking soda helps keep the inside of your fridge smelling fresh but did you know it’s also an amazing environmentally friendly cleaner?  Here are a few other things you can use it for:

  • a dry cleanser to clean tubs, tiles and toilets

  • wash your hands with baking soda to eliminate the smell of onions or garlic

  • sprinkle on your carpet then vacuum after 15 minutes to eliminate bad smells

  • pour a little down the sink followed by some vinegar to clear clogged drains

Once you’ve finished cleaning your home, you can go and enjoy a nice, relaxing soak in the tub.  Before you climb in though, add half a cup of baking soda to soften your skin!

We hope that you wer able to spend time with family and friends over the Holiday Season.  We spent Christmas in New Brunswick (Christmas was green, snow came 2 days later) celebrating my parents' 85th & 90th birthdays - still in their own home.

New Years was spent with neighbours & frineds - home made horseraces in their living room, it was lots of fun.

Real estate market statistics for the year of 2015 have been released by VIREB and are not a surprise, showing an increase in sales and upward pressure on values.

The greater Parksville – Qualicum Beach area, for single family homes, recorded an increase of 2% in the number of listings while there was a 18% increase in the number of homes sold.  The average value of sale prices rose by 2% and inventory is relatively the same as the end of 2014 at 185 active listings now versus a year ago at a 189.

The numbers vary within the various sub-areas in the district, ranging from
-6% to +22% in number of sales and the average price for homes sold range from $354,217 in Parksville to $681,055 in Fairwinds.  If you would like more detailed information please contact us and we would be pleased to supply you with the details desired.

The forecast for 2016 is that demand will continue to remain strong, indication is # of sales may be down slightly, however prices will remain stable if not continuing to increase slightly.

BCREA Chief Economist Cameron Muir predicts that housing sales in 2016 will remain robust throughout most of the province although we may not see the same level of acceleration that presented in 2015.

“The housing market is in a very healthy position heading into 2016, fueled by consumer demand and low interest rates,” said Muir.  “Lack of inventory throughout much of the province will see home buyers competing for properties, particularly in the single-family-detached market.”

BC Assessment Values 

No doubt you have received your new BC Assessment Value in the mail.  There seems to be a wide range of changes in values:  some are down, some are up slightly and some are up dramatically (over 20%).  If you are not already aware you can visit http://evaluebc.bcassessment.ca/ and query your street address and be able to view what property sales they used to determine your new assessed value.

If you still have questions or concerns about your new value do not hesitate to call us for additional market information or opinion on your new assessment - a number of clients have already done this and we welcome the opportunity to discuss your situation.  Also keep in mind you can appeal your assess value.  The first step would be to call the Assessment Authority and discuss your case, if still not satisfied you can file an appeal.  Keep in mind the discussion and appeal must occur by February 1st.  For more information on the appeal process visit http://www.bcassessment.ca/Services-products/appeals .

How to Make a Grand Entrance 

Enhancing your home’s entryway can make a huge difference!

Your foyer's the first impression people get when they enter your home so it’s critical to properly showcase this severely underrated area, especially if you’re trying to sell your home.

Transforming your foyer from a dumping ground into a grand entrance is easy!  Here are a few ways to create an amazing first impression in an area that typically experiences a lot of wear and tear:

  1. Clear Clutter - A chaotic looking hallway will turn buyers off so remove clothing that’s no longer in season.  Organize hats and scarves in stylish baskets and stack footwear in an orderly fashion.

  2. Lighten Up - Foyers are usually fairly dark so clean light fixtures and use a brighter bulb to cast more light.  Painting the walls a light shade will open up the area and a strategically placed mirror will create the illusion of additional space.

  3. Add Some Style - Check out antique markets or yard sales for unique pieces of furniture.  A small bench for guests to sit on while taking off their shoes works well for larger areas while a small table to catch keys is perfect for compact spaces.

  4. Spruce It Up - Breathe some life into your gloomy hallway by adding a few plants or fresh flowers.  If you’re selling, don’t forget to replace the cluttered mass of family photos that creep up the stairs with a few neutral pictures.

A functional yet welcoming foyer will create an amazing first impression that'll maximize your home's appeal to potential buyers.  Transforming your lacklustre hallway is important even if you’re not selling because this space sets the tone for the rest of your home.  If you walk into a dark, cluttered mess it won’t generate the positive feelings that help put a smile on your face :)

New Year, New Resolution 

Sometimes it’s easier to break them than it is to make them!

If you’re like most people, you’ve probably set a few New Year’s resolutions.  Making them is one thing but keeping them is a whole different story!

Setting goals instils a sense of discipline but it’s easy to become disillusioned if you’re not achieving them.  It’s therefore important to set realistic goals and then break them down into bite-size pieces.

If you find yourself giving up after a few weeks because your enthusiasm tapers off, it might be time to try something new.  Instead of just setting a traditional goal, try exploring how you’d like to feel in 2016.

For example, if you want to feel healthy this coming year then you may want to set a goal to take a 30 minute walk each day.  If on the other hand you want to feel calmer, you could reduce your caffeine or join a yoga class.

When you focus on the positive feeling behind your goal, it’s easier to achieve because you’re not just blindly saying “go to the gym” which likely won’t last.  If you write down your goals, review them regularly and place them in a prominent place so you can visualize the end result, you’re sure to succeed!

Apps can help kick-start new habits that will change your life!

If you’re looking to make some changes in the coming year perhaps your smartphone can help you out!  Here are a few apps that are worth a look:

  1. Duolingo - An absolute must if learning a new language is on your to-do list for 2016.

  2. Walk Me Up - Instead of just hitting snooze, this app forces you to get up and walk a number of steps before you’re able to turn off the alarm.

  3. Happify - This app is designed to help you overcome negative thoughts by offering a series of games that train your brain and build skills for lasting happiness.

There are a variety of apps that will help you set and monitor your goals for 2016.  Some even give you the option to make them public in order to motivate you further.  Whatever your goals or interests are, you’ll most definitely find an app to suit your needs!

The latest statistics for single family homes have been released by VIREB (Vancouver Island Real Estate Board).  

 

The month of October was not as active for sales as October 2015, there were 6% less sales overall.  On the other hand the number of listings for the month is up 22% for the month, however the overall Active Listings are down 21%.

 

In the overall area the average ‘sale’ price Year to Date compared to this time last year is up to $401,493 from $369,000.  Mind you this average of homes that have sold varies in sub-areas, i.e.  Parksville’s average sale price is $353,816 while in Qualicum Beach it is $431,283 indicating that more expensive sales are more frequent in Qualicum Beach versus Parksville.

Healthy housing market continues in September

Sales in the VIREB area edged back slightly in September, but the housing market remains robust, a trend expected to continue for the rest of the year.


Last month, 431 single-family homes sold on the Multiple Listing Service® (MLS®) compared to 405 in September 2014, an increase of six per cent.


Month-over-month, sales decreased by 1.8 per cent from August 2015.  Inventory levels are still declining, with active listings down 15 per cent from one year ago.


BCREA Chief Economist Cameron Muir states that the marginal decrease in September sales activity has not affected the overall strength of the housing market.


“Our provincial economy continues to be healthy, bolstered by a hefty infusion of tourism dollars over the summer,” says Muir.  “Last month’s slight backwards tick in housing activity is no cause for concern.  We expect strong sales momentum for the rest of the year, fueled by job growth, consumer confidence, and low interest rates.”


Nationally, the Canadian economy appears to have emerged from the doldrums caused by the malaise in the oil patch, says Muir, which bodes well for the B.C. housing market.


“Although we expect a slight downturn in the housing market in 2016, activity will remain strong,” says Muir.  “You don’t typically see home sales reach their highest levels in 10 years and then plateau.”


Muir emphasized that the services of a REALTOR® are especially valuable in an active housing market to ensure consumers make smart decisions when buying or selling a home.  Although September is traditionally one of the busiest months for REALTORS®, VIREB President-Elect Margo Hoffman says that last month improved upon the norm.


“Our members aren’t run off their feet, but they’re doing a lot of business,” says Hoffman.  “Inventory throughout our area continues to decline, and the smaller pool of potential homes for sale will eventually place upward pricing pressure on certain property types in some markets.”


In September 2015, the benchmark price for a single-family home in the VIREB coverage area was $340,200, a slight increase over August and up just under six per cent from one year ago.  Benchmark pricing tracks the value of a typical home in the reported area.  The average MLS® price of a single-family home decreased marginally from $352,042 one year ago to $350,626 in September 2015.


The September 2015 benchmark price of a single-family home in the Campbell River area was $276,100, an increase of 1.41 per cent from last year.  In the Comox Valley, the benchmark price was $340,600, up 6.23 per cent from 2014. Duncan reported a benchmark price of $303,300, an increase of 7.85 per cent over the same month in 2014.  Nanaimo’s benchmark price rose 5.75 per cent to $358,100 while the Parksville-Qualicum area saw its benchmark price rise by 4.21 per cent to $377,200.  The price for a benchmark home in Port Alberni was $190,600, an increase of 1.81per cent since September 2014.

Reaping the Rewards of Renovations 
It’s critical to consider resale when renovating your home.

When it comes time to sell, it's important that your home stacks up well against the competition.  In order to have it look its best, renovations are sometimes necessary.

The key to generating a decent return on your investment is to renovate in line with other homes in your area.  Here are a few tips to keep in mind if you’re thinking of renovating:

  1. Get Cracking - The kitchen will often yield the greatest return on investment.  A welcoming kitchen that’s functional and up-to-date will be very attractive to buyers.

  2. Clean Up - The bathroom is the second most important room in the home in terms of valuation so renovating an existing bathroom or installing an additional one pays off.

  3. Go Green - An eco-friendly home is a healthy home so if you’re thinking about replacing flooring for instance, use environmentally friendly materials such as bamboo or cork.

  4. Landscaping - Adding a few perennials is an easy way to improve your home's curb appeal.  A few well-placed trees and shrubs will reduce utility costs by providing shade and shelter.

  5. The Convert - If you converted a bedroom into a home office, consider returning it to its original state.  Buyers are more concerned with the number of bedrooms than having a home office they’ll never use.

Homeowners should try to achieve a balance between their individual wants/needs and making sure they don’t pour money down the drain.  Your improvements should be an investment, not an expense so if you ever have any questions on how renovations will affect the value of your home, please don’t hesitate to get in touch.

A quick safety check before Halloween will help prevent injuries.

Remembering "What's His Face" From Down the Street 

It feels great when someone you hardly know remembers your name!

Halloween’s a great time to learn the names of people in your community as everyone’s out trick or treating.

We usually forget names because we’re too busy figuring out what to say next so pay attention and immediately work their name into the conversation, i.e. “I’ve seen you at the school before Jim”.

Another trick is to visualize an image that relates to the sound of their name so if you meet someone called Abby, picture a bee.  You can also try to associate a celebrity with their name.

Housing Market Remains Strong 

VIREB’s robust spring and summer housing market cooled slightly in July but August has been overall a  good month, especially consideriing the historical summer slowdown. I has been significantly stronger than one year ago.

Last month 515  single-family homes sold on the MLS® system compared to  636 in June 2015, a decrease of 19 per cent; however, year-over-year sales rose by 13 per cent from July 2014.

Inventory levels continue to decline, with active listings down 14 per cent since last July.

BCREA Chief Economist Cameron Muir states that although experts are predicting a “technical recession” for Canada, B.C.’s economy continues to lead the country and shows no signs of slowing down.  The province’s gross domestic product (GDP) is holding at between 2.0 and 2.3 per cent. “Low interest rates and high consumer confidence continue to drive housing sales throughout the province,” says Muir.  “Waning inventory is also accelerating prices in many markets. When you have a finite supply of homes and high demand, a local REALTOR® offers unique insight and knowledge to ensure you’re paying the right price when buying and pricing your home appropriately when selling,”


He emphasized that the services of a REALTOR® are especially valuable in an active housing market to ensure consumers make smart decisions when buying or selling a home.

VIREB President-Elect Margo Hoffman confirms that sales in our area reflect what is happening in the rest of the province.  In fact, although the summer months are traditionally quieter, REALTORS® in the VIREB area are very busy. “We haven’t slowed down this summer, which is unusual,” she says.  “Normally, July and August are quieter due to consumers’ holiday plans, but not this year.” She also notes that although inventory levels have declined each month since the beginning of the year, our benchmark price for single-family homes is up just under five % from a year ago.

We strongly feel that the market is still in balanced territory, but some areas are on the cusp between a seller’s and buyer’s market, depending on the type. This is particularly true for "newer ranchers". ( *less than 10 years old) In fact we have a number of buyers looing for that and little or no product to show them. If you are thinking of selling please give us a call we have buyers!!

Give Yourself Some Credit 

It’s essential to know your credit score before you start house hunting.

The home of your dreams has finally hit the market!  You anticipate it’ll be easy to get a mortgage but if your credit's not in great shape, your dream home may remain just a dream.

It's important to have a clear understanding of your credit score ahead of time as it'll make you more attractive to financial institutions which means you'll enjoy better rates and terms, which over time, can save you thousands!  Here are a few things to consider:


  1. Clean It Up - If there's a blemish or two on your report, try to clean it up ahead of time. (ask us how)
  2. Credit Balance - It’s important to show you’re responsible, so don't continuously max out your cards.
  3. Consistency - Lenders look for a long track record of consistent payments.  Time is all that will help so get started today!
  4. Payment History - It may not be a big deal if you’ve missed the odd payment but if you’re consistently late, it’ll raise a red flag.
  5. Number of Applications - The number of times you’ve applied for credit can affect your rating so don't apply for credit unless you plan on using it. 
  6. How Much You Owe - Lenders don’t want to lend to someone with a whack of financial obligations so try to pay off smaller debts and avoid any big credit charges such as a car purchase before buying a home.Also don't make big employment changes proir to buying, as those sorts of changes can raise a red flag for lenders, even for people with perfect credit.

Knowledge is power so find out where you stand ahead of time, even if you don’t think there’s an issue.  If you know your credit’s in need of repair, start fixing it right away as a good credit rating will entitle you to preferred rates which can amount to thousands in interest savings.  Please don't hesitate to get in touch for more information on how to perfect your credit rating.

Smart Security for Smartphones 

Mobile devices are major targets for today’s savvy cybercriminals.

Smartphones contain huge amounts of sensitive data yet many of us don’t protect them in the same way we do our computers.  From locking your phone to installing security apps here’s what you need to know:

  1. Screen Lock - Always protect your phone with a password.

  2. Back Up - Regularly back up your data including contacts, music, photos and important documents.

  3. Stay Updated - Download software updates as they often contain important security patches.

  4. Cyber Attacks - Exercise caution when opening links and make sure to download an anti-virus app.

  5. Don’t Be Too Appy - Only download apps from reliable sources and take the time to read the permissions.

  6. Toothache - Bluetooth can expose your phone to attacks so turn it off when you’re not using it.

  7. Delete It - Always delete personal information before recycling your old phone.

Threats such as loss, theft and cyber-attacks are common issues associated with smartphones so it’s important to regularly take steps to proactively protect them.  If you do, your smartphone will truly be smart instead of naive.

Grilled Portobello Mushrooms with Goat Cheese 

Are you looking for something new to throw on the grill?

If so, we’ve got just the thing – portobello mushrooms with savory goat cheese!  Here’s what you’ll need:

  • 6 large portobello mushrooms
  • extra virgin olive oil
  • 8 oz goat cheese
  • fresh basil leaves, chopped
  • 1 garlic clove, minced
  • fresh chives, chopped


  1. Remove the stems and gills before drizzling olive oil over both sides of the mushrooms.
  2. Grill top side down on medium for 5 minutes.
  3. Combine the goat cheese, basil and garlic and spoon the mixture into each mushroom.
  4. Grill cheese side up for another 5 minutes.  Garnish with a sprinkle of fresh chives.

Portobello mushrooms are considered to be the steaks of the mushroom family so this is a great dish for meat eaters and vegetarians alike.  Enjoy!

Summer Island Style! 

We have had an incredible summer so far with amazing weather and very little rain. Mount Arrowsmith has no snow and we are being very careful about water use personally. It’s amazing what you can conserve and reuse if you put a little bit of thought into it!


There has been no summer slowdown in terms of the real estate market.


This has been a bit of a challenge this year because of low inventory levels. We are extremely low on rancher style homes for sale, especially in the middle of the market. The $300,000 to $500,000 home, if competitively priced for its condition and age seems to be gone in the blink of an eye!


There are still some places that have been overlooked so don't despair, but the great values are disappearing quickly.


There are still some good buys for folks willing to do some updating and cosmetic upgrades, as the market place seems to want “move in ready" product. Trish calls it the "HGTV Effect", or perhaps we have all gotten tired of doing the work and want someone else to have done it for us! It is definitely an opportunity for those willing to take on a "project" plus you get the added benefit of making it your own!


We are pleased to give recommendations for renovators, plumbers, electricians, flooring specialists etc. Sometimes our advice is more who "not to hire" with our over 30 years here. We love to help with that, so please don't hesitate to call! It’s one of Trish's special joys of the profession.


It is an excellent time to sell, especially if you are going to a different lifestyle, or leaving the area. Though we don’t like hearing folks are leaving the area, we understand it is necessary at times! The condo market has not seen the same level of activity as the single family rancher style homes have, so there is more options in that market place.

Robust Housing Market Shows No Signs of Slowing Down 

A robust provincial economy and bolstered consumer confidence are fuelling home sales in the VIREB area, with a strong spring sales market showing no signs of slowing as we head into summer.

In June 2015, 636 single-family homes sold on the MLS® system compared to 527 last month, an increase of 20 per cent.

Year-over-year, sales rose 36 per cent over last June.  Inventory levels continue to decline in our area, with active listings down approximately 13 per cent since June 2014.

BCREA Chief Economist Cameron Muir reports that British Columbia’s economy is leading Canada, with 2.4 per cent growth expected this year.  Low interest rates, confident consumers, and limited inventory in many areas are driving B.C.’s strong housing market.

 “Consumers are out buying in a big way, and there is lots of competition for available listings.” Muir stated.  Muir stressed that using a REALTOR® is even more vital in an active housing market to ensure you are receiving expert advice.

“When there is a finite supply of homes and high demand, a local REALTOR® has the insight and knowledge to help you make the best pricing decision when buying or selling a home,” said Muir.

VIREB President Jason Finlayson confirms that although the summer months are traditionally quieter, activity in our area shows no signs of slowing down.  Even with declining inventory levels, however, the benchmark price is up just a little over four per cent from last year.

“Despite healthy sales and declining inventory throughout our area, our market is still balanced,” says Finlayson.  “We see occasional multiple offers, but homes still need to be competitively priced to sell.  However, if inventory levels continue dropping, we could begin to see sellers’ markets in some areas.”

Finlayson reiterates that the VIREB area offers tremendous value for buyers in comparison to many larger urban Canadian centres.

In June 2015, the benchmark price for a single-family home in the VIREB coverage area was $335,400, up 4.24 per cent from last year.  Benchmark pricing tracks the value of a typical home in the reported area.  The average price was up four per cent, with a single-family home selling for $359,970 compared to $346,713 in June 2014.

How to Organize a Smooth Move 

It's important to be organized when moving to a new home.

Moving can be stressful so planning is key.  The more organized you are, the less stress you'll endure and the more fun you’ll have!  The best way to ensure a smooth move is to write out a plan of action so make a checklist and timeline that clearly states what needs to be done when.

Start by packing non-essential items like pictures and books. This is the perfect time to ruthlessly edit your “stuff” and donate or sell items you no longer need. 
Here are a few packing tips for the rest of your things:

  • unscrew light bulbs from lamps and tape parts to lamps to the bases.
  • water plants a couple of days before the move
  • take a photo of how your electronics are connected & label all cords
  • lay towels between pictures before bundling them up
  • label the sides of boxes so they can be read when stacked with up- arrows too!

Pack and label a box of essential items (sheets, towels, toilet paper, coffee, dish cloths, garbage bags,cleaning supplies etc.) to see you through the first few days in your new home and get your kids to add a few stuffed toys and books.  You’ll also want to:

  • disconnect and reconnect utilities a couple of weeks ahead of the move.
  • submit your change of address to the post office with an 6 month extention after
  • ensure your insurance policy covers you & your contents during the move
  • transport small valuables and other personal items/documents yourself

  If you follow these tips, you’ll have fond memories of the last day in your old home – just don’t forget to take one last family photo before you leave.
Your Home’s Hidden Fire Hazard 
Dryers are responsible for over 15,000 fires each year.

Few people are aware of the danger that clothes dryers can pose which is one of the reasons that dryer maintenance is so often overlooked.

Fires can occur when lint (a highly combustible material) builds up in the dryer or more commonly, in the dryer’s exhaust duct.  This blockage causes excessive heat to build-up in the dryer.

Some warning signs that your dryer vent may be blocked are excessive heat in the laundry room, a musty smell, clothes that are still damp after a cycle and large amounts of lint and debris.  If you notice any of these signs, it’s important that you take steps to clear your vent right away.

You’ll first want to unplug your dryer and then pull it out from the wall.  Next, disconnect the exhaust hose and remove the lint with a brush or vacuum.  If you don’t feel comfortable doing it yourself or if the vent isn’t accessible then have your dryer inspected and cleaned by a qualified service technician.

Properly maintaining your clothes dryer is more important than most people think.  If you regularly clean out your dryer’s exhaust vent, you’ll not only significantly reduce a common fire hazard but you’ll also save money as your dryer will last longer and run much more efficiently.

The first tool you need to pick up is your smartphone!

Inspiration is often the first thing you need before tackling a home improvement project.  Here are a few smartphone apps to help you on your journey:

  1. Houzz - This home design website/app has everything you need for your next remodeling or decorating project.

  2. Eden Garden Designer - Allows you to customize your own garden and test out different designs before you start digging.

  3. Behr ColorSmart - This app makes it easy to pick the perfect shade of paint and also includes a paint calculator so you can figure out exactly how many gallons of paint you’ll need.

Smartphone apps definitely help make the entire redecorating and renovation process easier and much more fun.  From simple tasks like measuring spaces to full on renovation advice, the app stores have do-it-yourselfers covered!

The Parksville – Qualicum Beach real estate market continues to be active for June and the 1st week of July.  There is a lack of inventory for those active buyers

Serious buyers need to be ready to act sooner than later if a listing comes to market that meets their criteria, as the odds are there is another buyer that is interested as well.  As a result prices have tightened up and increased in some segments of the market.

 

Year to date in the greater Parksville – Qualicum Beach area listings are up 3% while sales are up 11%. 

The number of active listings at the end of June was down by 8%. 

 

Sales prices on average are now within 97% of the list price compared to the past year or so being at approximately 95%.

 

Looking at Parksville specifically, the volume of new listings year to date is down 6% while sales are down 1% (no doubt due to lack of inventory and not demand) and sale prices on average are within 98% of the list price.

 

Similar statistics are available for all sub areas if you are interested.

 

If buying, it is critical to be in a fully prepared before making an offer.

 

If selling, it is still critical to be priced sharply so that the property is attractive when it enters the market.

May Housing Sales Boost Strongest Spring Since 2007 
Sales in the VIREB area rose once again in May, contributing to the strongest spring the board has witnessed since 2007.

In May 2015, 527 single-family homes sold compared to 450 in April 2015, with year-over-year sales up by nine per cent.

Inventory levels have steadily declined over the last 12 months, with active listings down 10 per cent from May 2014.

BCREA Chief Economist Cameron Muir states that after several years of sub-par housing performan
ce, 2015 is shaping up to be a robust year in terms of unit sales.  Interest rates continue to support housing demand while lower oil prices hurting other parts of the country have left British Columbia relatively unscathed.

“Housing demand is certainly on an upward trajectory throughout the province, except for northern B.C.,” says Muir.  “Canadians are out spending in a big way, which demonstrates high consumer confidence.”  Although the Canadian economy posted a weak first quarter, Muir expects that B.C.’s gross domestic product (GDP) of 2.47 per cent will lead the country.

VIREB President Jason Finlayson confirms that the continued slow-but-steady gains from 2007 point to a housing market that has substantially recovered.  Although the summer months are traditionally quieter, activity in our area shows no signs of slowing down.

“Despite healthy sales throughout our area, we’ve been in balanced market conditions for some time now,” says Finlayson.  “However, continually decreasing inventory levels and steady price increases could start to push us into seller’s territory.”  Finlayson reiterates that the VIREB area offers tremendous value for buyers in comparison to many larger urban Canadian centres, so it is an excellent time to enter the housing market.

The May 2015 benchmark price of a single-family home in the Campbell River area was $278,400, an increase of 6.35 per cent from last year.  In the Comox Valley, the benchmark price was $323,800, up slightly over 2014.  Duncan reported a benchmark price of $297,300, an increase of 5.42 per cent over the same month in 2014.  Nanaimo’s benchmark price rose 3.90 per cent to $351,600 while the Parksville-Qualicum area saw its benchmark price rise by 4.10 per cent to $362,000.  The price for a benchmark home in Port Alberni was $197,200, an increase of approximately two per cent since May 2014.

Buying First vs. Selling First - What Makes Sense? 
There are pros and cons to both scenarios so it really depends on your situation.
 
If you’re a current homeowner who’s thinking about making a move, you’ll have to decide whether to sell your existing home first or risk carrying two homes at once.

Selling first means you’ll know exactly how much you’ll be able to put towards your next home.  It also allows you to present a much stronger offer as it won't be conditional on the sale of your current home.  Finally, selling first helps eliminate the air of desperation that both buyers and agents can sense.

Once your home sells though, the clock starts ticking.  You'll only have a limited amount of time to find the perfect place.  You don't want to overpay or settle for something less than ideal so you may have to be somewhat flexible when it comes to moving dates.

If you’re looking for a very specific home that only comes up occasionally, you may have to buy first and arrange a longer closing to allow time for your current home to sell.  To avoid carrying both homes at once, make sure it’s priced competitively from the start in order to generate maximum interest.

Local market conditions are also an important factor so determine whether it’s a buyer’s or seller’s market and if prices are rising or falling.  In a buyer’s market where there’s lots of selection, people usually prefer to sell first so they have a bit of breathing room.  In a seller’s market where good homes are hard to find and sell quickly, you may want to buy first in order to lock down your dream home.

There’s really no right answer when it comes to buying first vs. selling first as it depends on your personal circumstances and local market conditions.  Regardless of your situation though, it's important to seek professional advice from a knowledgeable, local real estate agent as market conditions can change rapidly.  Please don’t hesitate to get in touch if you ever need any advice!
Safety Tips for Firing Up the Que 
It’s that time of year when the kitchen starts to edge its way outside!

There’s nothing quite like the mouth-watering aroma of a backyard BBQ but safety is key.  Here are a few tips to keep in mind so that your food sizzles rather than your yard.

  1. Light Up - Always light a gas BBQ with the lid open.  If it doesn't ignite right away, turn the valves off and wait a few minutes before retrying.

  2. Pests' Nests - Insect nests are the number one cause of BBQ fires so make sure you regularly clean out the tubes to prevent blockages.

  3. Keep Back - Position the grill at least ten feet from the house, garage, trees or other combustible materials.  Keep kids and pets well away at all times.

  4. Roll Up Your Sleeves - Make sure apron strings, scarves and other clothes don’t dangle over the grill and always use long handled utensils to avoid burns and splatters.

  5. Turn It Off - Always remember to turn the gas off at both the grill and tank as soon as you’ve finished cooking.

Now that the safety stuff’s out the way, it’s time to think food!  After your steak dinner, why not tantalize your taste buds and delight guests by serving a mouth-watering melody of grilled fruit.  It’s a great way to bring out the fruits’ natural sweetness and the perfect finale to a summer backyard feast!

Extending your indoor space outside will add value, comfort and style to your home.  Here are a few inexpensive ways to transform your yard from dull to dazzling:

  • dress up furniture with bright outdoor pillows

  • accessorize with candles, lanterns and ornaments

Healthy April Housing Market Boost Spring Sales Activity 

Sales in the VIREB coverage area rose once again in April, reflecting a buoyant spring housing market.

A total of 450 single-family homes sold last month compared to 420 in March 2015, with year-over-year sales up 25 per cent.  Inventory levels continue to decline, with active listings down 12 per cent from April 2014.

BCREA Chief Economist Cameron Muir stated that housing sales are up throughout British Columbia, most notably in the southern half of the province.  “We’re seeing above-average sales throughout British Columbia for the first time in many years,” said Muir.  “Home buyers are taking advantage of low interest rates and returning to the housing market, which is excellent news for the provincial economy.”

VIREB President Jason Finlayson noted that lower inventory levels on Vancouver Island are translating into reduced options for buyers in some markets.  Although active listings have not dropped enough to raise prices significantly, supply and demand are shifting, which could begin to place upward pressure on house prices.  Vancouver Island is also seeing an influx of buyers from outside British Columbia, attracted by our housing affordability, available amenities, and mild climate.

“The Vancouver Island market continues to be very affordably priced for buyers in comparison to some of the larger urban markets across the country,” said Finlayson.  “In terms of overall value for your dollar, our market is very attractive and it’s an excellent time to buy or sell a home.”

Finlayson added that although our overall housing market remains in balanced territory, individual markets do vary, so it is best to consult a local REALTOR® for the most accurate pricing information.

In April 2015, the benchmark price for a single-family home in the VIREB coverage area was $328,500, up 3.41 per cent from 2014.  Benchmark pricing tracks the value of a typical home in the reported area.  The average price of a single-family home was $362,702 compared to $343,353 in April 2014, an increase of six per cent.

The April 2015 benchmark price of a single-family home in the Campbell River area was $273,100, up just under two per cent from April 2014.  In the Comox Valley, the benchmark price was $324,200, up slightly over last year.

Duncan reported a benchmark price of $294,000, an increase of 3.97 per cent over the same month in 2014.  Nanaimo’s benchmark price rose 3.60 per cent to $347,500 while the Parksville-Qualicum area saw its benchmark price increase by 2.69 per cent to $357,100.  The price for a benchmark home in Port Alberni was $188,900, virtually unchanged from this time last year.

The Grass Could Always Be Greener 

Good timing and techniques are key to a great looking lawn!

A thick, healthy lawn greatly improves a home's curb appeal.  Properly taking care of your lawn is key to enjoying lush, green grass so read on for some natural lawn care tips:
 
  1. Zig Zag - Mowing the grass in different directions prevents wear patterns and encourages upright growth.
     
  2. Stay Sharp - Avoid mowing when it’s wet and remember to sharpen the blade several times during the season.
     
  3. No Short Cuts - Don't cut your lawn too short.  Tall grass is more stress tolerant, shades out weeds and has deeper roots to increase the intake of nutrients and water.
     
  4. Breathe Deeply - Aerating is the natural process of punching small holes into your lawn to loosen the ground which allows water, air and nutrients to easily penetrate the grass roots.
     
  5. Natural Nutrients - Unless your grass is in really bad shape, it’s best to leave your grass clippings on the lawn as they’ll provide essential nutrients.

We all want our gardens to look spectacular when we’re entertaining or relaxing outside but it’s not just all about looks.  Caring for your grass also has great environmental benefits as a lawn releases oxygen and captures dirt and dust which helps to keep you and your family healthy!
 

Spring Clean Your Social Media 

It’s not just your closets that could do with a good spring clean!

Whether you’re on Facebook, Twitter, Google+ or Instagram, it’s good to get in the habit of performing regular maintenance on your social media accounts.  Here are few tips to consider:
 
  • change your passwords and beef up security settings
  • review your privacy settings and adjust if necessary
  • back-up your Facebook page in case your account gets hacked
  • clear the clutter by unfollowing, unliking or unfriending people you’re no longer interested in

While you’re in clean up mode, go through your smartphone and delete the apps you no longer use.  Most apps require access to your personal details so the fewer you have, the more privacy you’ll gain.

VIREB (Vancouver Island Real Estate Board) has released the real estate sale statistics for the end of April.

 

The number of single family home sales year to date is up slightly over the same period as last year – 4%. The number of listings during the same period is down 4% equating to a slight rise in demand and a similar decrease in supply.

 

By the end of April the active inventory in the greater Parksville – Qualicum Beach is down by 47 homes or 8.5%. As a result it is important for buyers to be ready to respond to any new listing that may meet their criteria as there ‘may’ be another buyer with similar desires.

 

We have not necessarily seen an increase in pricing however the sale to list price ratio in comparison to the 1st four months of the year has increased from 95% to 97%. Therefore pricing has become tighter, if the property is priced properly.
